Building information modelling is part of how Al-Futtaim Construction plans work, not a deliverable we produce at the end to satisfy a contract clause. Architectural, structural and MEP models are federated and interrogated before installation begins, so the expensive conversations happen in a coordination room rather than in a ceiling void with two trades waiting.

A model is most valuable after the building opens. Because Al-Futtaim Contracting also maintains buildings, we know what an operations team actually needs: accurate asset registers, sensible naming, real locations, and the manuals attached to the right equipment. We prepare that information during construction and pass it into computer-aided facilities management, so a building begins its life with a complete and trustworthy record of itself.
We match the level of modelling to what a project genuinely needs. A complex hospital justifies deep coordination and sequencing; a straightforward warehouse does not. Deciding that honestly at the outset — with the client, and in writing — is what keeps digital delivery useful rather than decorative.
The model earns its keep the day it stops a mistake, and again every day the building is maintained.
