Chillers, air handling units, fan coils, pumps and controls — maintained, balanced and monitored for efficiency as well as availability.
Planned and reactive maintenance of the mechanical, electrical, plumbing and life-safety systems your building depends on — often delivered by the teams who installed them.
Al-Futtaim's Facilities Management division was established in 1975, primarily to provide operation and maintenance of mechanical, electrical, plumbing and civil services. That remains the core of what we do. Our maintenance packages are designed to optimise performance and prolong the life of building services installations — which means judging success by the condition of your plant in five years, not by how many tickets were closed last week.
Chillers, air handling units, fan coils, pumps and controls — maintained, balanced and monitored for efficiency as well as availability.
Distribution boards, panels, standby power, small power and lighting, inspected and maintained to a planned regime.
Domestic water, pumps, tanks, drainage and water quality management across the building.
Fire protection and detection systems maintained by a contractor approved by Dubai Civil Defence for design, installation and maintenance.
Lifts and escalators supported by the group's dedicated elevators and escalators specialists.
Building fabric, finishes and associated civil works kept in serviceable condition.
We stand out by anticipating and resolving everyday issues through preventive, corrective and predictive maintenance. Planned work keeps plant within its design envelope; corrective work is resourced so that faults are closed rather than deferred; predictive techniques tell us which machine needs attention before it announces the fact by failing. The balance between the three is what separates a maintained building from an endlessly repaired one.
Not every problem is a maintenance problem. When plant reaches the end of its economic life, or a building changes use, we handle the refurbishment of MEP, civil and associated works for residential, commercial and industrial systems across the region. An extensive base of trained technicians, engineers and contract administration staff means an upgrade can be scoped, priced and delivered by the same organisation that has been maintaining the system — with the operating history to justify the recommendation.
Well-maintained plant is quiet, unremarkable and still running long after its warranty expired. That is the whole objective.
