Refurbishment is a different discipline from new build. The client is still trading, the guests are still checking in, and the tolerance for noise, dust and disruption is close to zero. Al-Futtaim Construction plans this work backwards from the operating day: what can be done overnight, what needs a closed floor, what has to be prefabricated off site and carried in through a service lift at four in the morning.

Altering an occupied building almost always means touching its fire protection and detection systems, and that work is regulated for good reason. Al-Futtaim Contracting is approved by Dubai Civil Defence to carry out the design, installation and maintenance of fire protection and detection systems, so isolations, modifications and re-commissioning are handled inside the group rather than subcontracted and hoped for.
The best compliment on a refurbishment is that the people using the building barely noticed us.
